We have talked to other builders and the build cost per square foot is all over the map. How do we compare these numbers?

Answer: If you put 10 builders in the room and asked them to provide a build cost for the same house, you will probably get 10 different answers. The problem is there are too many things subject to interpretation and is not an apples to apples comparison. Does the cost include the lot? Is the builders margin/fee included in the cost given? What type of materials will be used? What is the size and scope of the project?, etc. Bottom line - Always find out exactly what IS included and NOT included in the builder’s price. There are a wide variety of factors that will greatly affect the cost of a home. Some of these factors include: How many garages bays?, How large are the outdoor living, patios, and covered areas?, Is there an outdoor BBQ area, and if so, is it more of an outdoor kitchen or just a simple BBQ?, Is the home one story or two?, What size lot will the home be built on? What is the condition of the lot (wooded, a few trees, large changes in topography)? Is there a simple driveway to the motor court area or is there a circle driveway?, Is additional parking needed for guests?, What materials are used to finish the driveway (concrete, stamped, stained, pavers)?, What is the overall scope of the landscaping?, If a pool is included, what is the overall pool design?, Is home technology, automation, audio, video, lighting control, and supporting equipment included, just pre-wired, or not included at all?, Is the media room pre-wired or is the finished equipment included?, Is a water well needed or will a pond be created on the property?, etc. Whatever the combination of these items are included in the home, it will all get packed into a price per square foot, using the air-conditioned size of the home in the calculation. This is a grossly inaccurate means of comparison, so always find out what IS included and NOT included in the build cost.

I like one of your lots (or I already own my lot), what is the next step?

Answer: We ask for a deposit to hold the lot for you or we can build on your lot.  In the meantime, we can help you get started on your architectural plans.

What Architect do you like to use?

Answer: We like to match 3 things - the budget, the architectural style, and personalities.  If you have your own architect, we can certainly work with that person as well. Although not required, Dean likes to attend some of the design meetings to bring the builders perspective and begin to understand your finish out desires.

What about a pool builder, interior designer, home technology firms, and landscaping?

Answer: Once we understand your personal style and budget, we can introduce you to highly qualified professionals in all of these areas.

How long does this process take?

Answer: The size and complexity of the home is the main component. As we develop the architectural plans we can discuss the finishes and materials to get ahead of things. Once the plans are complete we need 3 to 4 weeks to get pricing from our contractors and suppliers. Lot conditions and client involvement are also key factors that will influence the overall timing.
